We would generally complete this stage in 1 - 2 weeks & prices for a single story 20m2 are around           

  £ 8,000 - £ 9,500 plus vat

We offer a fully managed, comprehensive groundwork & timber superstructure package including complete groundwork package as above PLUS - 

• Wall plates on DPC & timber floor joists (un insulated to allow access for services)
• Timber kit erection (fully insulated modular panels manufactured specifically to design drawings complete with waterproof breather membrane to exterior)
• Timber roof joists/trusses as per design c/w sarking/sheeting & waterproof breathable membrane to ensure watertight for a minimum of 90 days.
• Firestops etc around windows/doors & at corners ready for windows & exterior skin cladding/block or brickwork to be fitted.

Again we will liase with building control for visits & provide photos etc to ensure compliance & local authority sign off.

On completion of this stage, the build will be ready for you or your chosen follow on contractors to fit roof covering, windows & cladding as well as plumbing & electrical before plasterboarding.

We would generally complete this stage in 2- 4 weeks & prices for a single story 20m2 are around  

    £ 16,000 - £ 18,000 plus vat

We offer a fully managed, comprehensive building envelope package including complete groundwork & superstructure package as above PLUS - 

• Doors & windows
• Roof covering including all roofline & rainwater goods
• Outer skin rendered block/brickwork or cladding
• ALL scaffolding required for this as well as site cleanup following scaffold removal

Again we will liase with building control for visits & provide photos etc to ensure compliance & local authority sign off.

On completion of this stage, the exterior envelope will be complete & will be ready for you or your chosen follow on contractors to carry out plumbing & electrical before plasterboarding, plastering & decoration.

We would generally complete this stage in 4- 8 weeks & prices for a single story 20m2 are around   

  £ 25,000 - £ 28,000 plus vat

We offer a fully managed, comprehensive building envelope & structural opening package including complete building envelope package as above PLUS - 

• Structural openings from existing dwelling into extension
• Openings such as for a bifold door or open plan kitchen/diner on a separate part of the property.

Again we will liase with building control for visits & provide photos etc to ensure compliance & local authority sign off.

On completion of this stage, the exterior envelope will be complete as well as internal structural alterations & will be ready for you or your chosen follow on contractors to carry out plumbing & electrical before plasterboarding, plastering & decoration.

We would generally complete this stage in 4- 9 weeks & prices for a single story 20m2 are around

We offer a fully managed, comprehensive complete build package including complete building envelope package & structural openings as above PLUS - 

• full first & second fix electrical as per drawings (socket & switch faceplates & light fittings, connections made to existing board)
• First fix plumbing (water feed & drainage points) & complete heating system additions as per design connected to existing pipework.
• Plasterboarding & plaster skim throughout extension
• Chipboard flooring finish ready for finished floor covering
